How GST and HST Apply to New Home Purchases in Canada

When buying a brand-new or substantially renovated residential property in Canada, buyers are usually required to pay Goods and Services Tax (GST) or Harmonized Sales Tax (HST), depending on the province. These taxes are applied to the full purchase price of the property and can significantly impact the overall cost.

Provincial GST/HST Rates on New Homes

  • Ontario: 13% HST
  • British Columbia: 5% GST (plus possible provincial property transfer tax)
  • Alberta: 5% GST only
  • Nova Scotia: 15% HST
  • Quebec: 14.975% (GST + QST)

How the Calculator Works

New Housing Rebate

The Canadian government offers a partial GST/HST rebate for homes under $450,000 (full rebate) and a partial rebate up to $500,000. If you're eligible, your actual payable amount could be reduced. This calculator does not currently factor in the rebate automatically.
